 Services You Will Need

Your Agent
A successful purchase starts with the right representative. Recommending other professionals to join your team will help guide you to a smooth closing.

Lender
A bank is not just a bank. Having the right backer can be extremely important - Its your money we're talking about! Make sure that your lender and financial representative is someone with whom you feel comfortable and be wary of any lender who promises you more than you think you can afford.

Appraiser
Your lender require an independent appraisal. Typically, the lender will order the appraisal from an independent clearing house. They will collect the fee upfront when you make application for financing. It is important to know an estimate of value when you write your offer. I'll compare similar properties for you. This will help to avoid loan declines due to market value issues.

Home Inspector
No home inspection is 100% guaranteed, but a few hundred dollars to catch a major problem is certainly better than many thousands to correct that "surprise" down the road. Many Home Inspectors provide a Wind Mitigation Roof Report and or 4 Point Inspections for Insurance discounts which could save you as much as $300. per year in insurance premiums. Lawyer - Title Company
Your home purchase is far too important of a transaction to skimp of legal representation at the risk of leaving yourself open to costly future issues. Find a lawyer who is willing to take the time to answer your questions and specializes in Real Estate Law. A Title Company is also a good choice to close the transaction. They are licensed and trained, perform title searches and insure there are no liens against the property. They coordinate documents for closing with your lender and record your deed and mortgage with the county.  I recommend the following; Riddel Law Group, Sheryl Edwards Law Firm, Michael Belle, PA, American United Title Company, Inc

Surveyor
To insure there are no encroachments on your property line you will want to have a survey performed. This could also include and elevation certificate for flood insurance purposes. I recommend the following companies; Strayer Mapping & Surveying  , A. Duchart Land Surveying

Home Warranty
A home warrany will provide protection coverage of your appliances, air conditioning and heating units for one to two years.  While it is not neccessary to obtain this coverage, it could save you money down the line. Link to American Home Shield for information

Home Owners Insurance
Its a good idea to shop for home owners insurance early on.  Check to see if the property is in a flood zone.  There are several companies that offer different types of policies and different premiums.  Make sure the company you choose is A Rated. Link to the FEMA web site to see if your home is in a flood zone.
